Panelized Homes
Panelized homes are most similar to modular homes in that they are ‘system-built’, but that’s the only similarity. Panelized homes are ‘components’ or wall units that are pre-built at the factory, then shipped to the job site, where a builder then puts the parts together.
The main advantage of panelized homes over site built homes is – shorter construction time and labor cost, less material waste and the fact that the components are built indoors, not outdoors where the components are exposed to weather conditions. Panelized homes, like modular homes, must meet the state and local building codes where they are being erected.
Examples of the panelized home components are – wall panels, floor systems, roof framing or trusses, pre-built stairways, etc.
There are two types of panelized home systems available today. The most common type is called a ‘open wall system’. With the ‘open wall system’ the exterior sheathing is installed at the factory. The interior wall is left unfinished. Your builder then has to install the wiring, plumbing, insulation and drywall..
The second type is called the ‘closed wall system’. The ‘closed wall’ system’ is a ‘complete wall system’ – The wall system is enclosed on both sides, insulated and has provision for plumbing and wiring.
Panelized home manufacturers offer varying ‘packages’ – some sell just the ‘shell’ which includes wall panels, floor decking and trusses, exterior sheathing and doors and windows . Others offer a ‘complete package’, which would include everything in the ‘shell package’ – plus all of the finish materials.
