Modular Home FAQ is for the many people that have e-mailed us, asking "what is
a modular Home?" They don't quite know what a modular home is.
Below we have listed some of the common questions to help explain what modular homes
are.
What is a modular home?
Modular homes are built in sections, in an indoor factory setting, eliminating exposure to
weather conditions. The individual sections are constructed in the factory with quality control checking them after
each and every step of the way. The finished modules are covered in plastic for protection and then transported to
the customers new home site. The sections are then 'craned' into place and attached to the foundation. Once all of
the sections are placed, they are joined together and completed by a builder or the company from whom you purchased
your modular home.
How long does it take to build a modular home?
This cab vary, due to many variables. The timeframe will depend on the design, the manufacturer,
and the size of the home. In some cases they can be built in as little as 1-3 weeks. Building a home indoors has
many benefits, one of which is start to finish time. Weather delays are not an issue, and the lead carpenter not
showing up for work just don't happen. In the 'factory built' setting, if someone doesn't show up for work, there's
someone there to pick up the slack.
Once it leaves the factory, it usually takes another 1 to 2 weeks for the builder to complete the
home.
Do all modular homes look the same?
No, not at all. Modular home manufacturers use computer design programs to draw plans to your
specifications or to modify a standard plan to include the changes to meet your requirements. Nearly any home plan
can be turned into a modular home.
Isn't a manufactured home and a modular home the same thing?
No, even though manufactured homes and modular homes are sometimes manufactured by the same
company, you might think they are the same. In a nutshell, the primary differentiation is this; A manufactured home
is delivered on a frame with wheels that stays with the home. A modular home is delivered on a similar trailer
frame, but the trailer is not part of the home and is returned to the factory after the home is craned off of it

Will banks finance a modular home?
Yes, absolutely. Most banks, appraisers, and insurance companies treat modular homes the same way
they do site built homes. Just check with your local banker or mortgage broker. They will explain how they handle
the financing of modular homes.
Will a Modular Home save me money?
It can save you money but it depends on the area, the design and other factors as well.
Construction costs are sometimes less per square foot for modular homes than that of site-built homes. Sometimes -
construction costs for a modular home are less per square foot than for a similar site-built home.
